Liguria  country  house

This house is nestled in the hills of Liguria in the small village of Corsiglia, in Val Fontanabuona (“good water valley”) in the municipality of Neirone and in the province of Genova.

The house built in 1929 is in good conditions. It is simple and spartan – an ideal location for spending the summer with friends and family and as a base for excursions across northern Italy.

The building is fully independent and shares only one wall with the neighbor. The neighbor has fully renovated his side of the building in 2013 with new paint and a new roof and the building looks very nice.

The house for sale has a surface of 228 square meters (2,454 square feet) on four floors and sleeps 6+ people comfortably. The first floor has a living area, a restroom with bathtub and the kitchen. The second floor has two bedrooms and a storage room. The third floor is a beautiful large open attic with windows suitable as artist studio, living space or bedrooms. The cellar has two independent entrances; it is very large and can be used both as living space and as storage space. The outside patio is 70 square meters (753 square feet), it is very large and can accommodate open air dining and entertainment. The garden is over 126 square meters (1356 square feet), and the courtyard is 15 square meters (161 square feet).

Across the street from the house, there is a storage shed with a covered and enclosed surface of 150 square meters (1,614 square feet) and a semi-covered but not enclosed parking space that can accommodate a medium sized car. The storage shed is road accessible and ideal for gardening tools, bicycles, motorcycle, canoes, etc. This storage shed is also available for sale and it sold separately from the house.

In addition to the house and to the covered storage and private parking space, approximately 5 hectares of land (48,000 square meters) are also available for sale and sold separately. This land includes both flat areas ideal for gardening and planting as well as woods of oaks, chestnut and beech trees.

The house has its own electrical meter. Fixed telephone line and high-speed internet connection are available from Telecom Italia. Municipal gas service for cooking and heating is also available, please note that piped natural gas is unusual in small Italian villages as they typically depend on individual propane tanks; a direct natural gas line to the house is a great convenience. Mobile telephone coverage is excellent with most mobile providers.

The house has a wood-fired stove in the kitchen but it does not have a heating system. Heating is not necessary in the spring, summer and fall, however it is necessary for the winter.
